Ludhiana: Projects worth crores will come up for discussion in the tomorrow’s general house meeting of the Municipal Corporation. Apart from this, even the authorities are all set to make changes in the Rent Act as per the Supreme Court’s guidelines so as to increase the revenue for the corporation and at the same time to make massive changes in the building bylaws. The building branch has proposed to increase the height of the buildings in the residential, commercial areas, hospitals and malls etc. This has been done looking at the shortage of space and hence corporation will be following the formula of going vertical.
However, changes will be made after the formal approval of the house. Houses measuring 500 to 1000 square yard can now be raised up to 50 feet instead of existing 38.5 feet while hospitals, commercial buildings and malls had the maximum height of 70.5 feet and now there is no limit for the height but with subject to ‘air safety’ in the areas where the height is to be raised. Municipal Town Planner Hemant Batra said, “Looking at the shortage of space, the decision has been taken to make changes in the building bylaws.”
Another important agenda proposed in the meeting would be to give an approval to the change in land use (CLU) to 135 cases in different parts of the city. In the core committee meeting held today, councillors opined that only those cases should be given approval where feasibility was possible.
The age old rent control act is also likely to be amended so as to charge rentals as per market rates instead of few hundreds of the prime properties of MC.
