Software to approve building plans ready

BANGALORE: The software through which the city corporation hopes to speed up the process to approve building plans will be launched on trial basis on November 1.

Confederation of Real Estate Developers' Association of India (CREDAI) has sponsored the software - Automated Building Plan Approval System (ABPAS) - at a cost of Rs 35 lakh. Pune-based SoftTech has developed it. Building byelaws and the building plan will be entered in the software. It will tally the byelaws with the plan and identify violations, if any. It will reject the plans with violation. The builder will be asked to make the changes and submit the plan again.

Tirakanagowdar, Additional Director, Town Planning, Bruhat Bengaluru Mahanagara Palike (BBMP), said the BBMP had trained many architects to use the software. He added that there was a proposal to appoint an officer in each zone who would be wellversed with the software.

He said the software would help approve a building plan within 15 days. One will have to fill an online form and take its print along with the property documents to the BBMP office. The BBMP will verify the property documents and retain a copy of it. After this, an official will come to the site to inspect whether the builder has followed all the norms. Once all the formalities are over, the approved building plan will get an online signature. It will be converted into a PDF filed. The builder can take its print anywhere at his convenience.

Tirakanagowdar said because of various formalities, the whole process could take around 15 days.

Earlier there was a proposal to scan the property documents and keep their digital record. However, Tirakanagowdar said they had now shelved the idea as it would require scanning a large number of documents, which was not feasible.
