BBMP set to recover its properties with expired leases

BANGALORE: The BBMP has finally decided to get tough with leased property owners. As a first step, it has appointed about 19 additional advocates to recover BBMP properties which were under litigation.

BBMP has served notices on properties for which lease periods have expired, and has asked occupants to reply within 45 days. Caveats have been filed to prevent tenants from obtaining stay orders.

On Wednesday, members of the committee met advocate general Ashok Harnahalli who gave them suggestions on how to deal with leased properties. "During the inspection, it came to the notice of the committee that several properties have violated the lease condition and have built additional structures without proper sanctioned plans from the BBMP. The advocate general has assured us all support to recover expired leased properties," chairman of the BBMP properties monitoring committee, N Nagaraj, said.

Leased properties which have violated lease conditions would be penalised and drafts are being prepared to initiate action. Besides, the committee will also hold talks with the BBMP legal section to ascertain if the lease could be terminated or fresh market rate can be levied for violating the lease condition.

BBMP has procured missing files of about 21 properties in its jurisdiction. Before the constitution of the committee, the BBMP had documents for 373 properties and now it has procured 394 files.

Following the incidents of missing files of leased properties, BBMP authorities have been directed to computerize details of all the Palike's real estate and make them available at the BBMP head office and also about properties of the respective zones in the engineering offices.

Meanwhile, the committee plans to fence the received properties at Vasantnagar, Kumbar Gundi and Binny Mills. "We have sought the commissioner's permission to fence these properties," Nagaraj added.
