Lucknow:  The UP Housing and Urban Planning Department has initiated an exercise to revise the masterplans of five development authorities and 9 regulated areas in the state. Fresh masterplans will also be prepared for three regulated areas and one development authority.

The department has directed the Town and Country Planning office to prepare the new masterplans and revise the existing masterplans.

The new masterplans will be prepared for the Lucknow Development Authority (LDA) and regulated areas of Konch, Ballia and Mahoba.

“The existing masterplan (covering 900 square km) of LDA is applicable till 2021. But LDA has earmarked another 600 square km land in its surroundings for extension of its development area. The new masterplan will be for the extension area,” said a housing department official.

“In the masterplan, land use of different areas will be defined and places will be marked for development of road, transport, schools, hospitals, markets and residential areas,” said the official.

“Regulated areas in Konch, Ballia and Mahoba have been constituted recently and hence no masterplan had been prepared so far. Now these areas will have their masterplans for planning of civic services and land use,” said N R Verma, Chief Town and Country Planner, UP

The masterplans of these regulated areas will be applicable till 2031. The revision would be made in the masterplans of Varanasi Development Authority, Unnao-Shuklaganj Development Authority, Firozabad Development Authority, Shikohabad Development Authority and Urai Development Authority.

The regulated areas for which masterplans would be revised include Farrukhabad-Fatehgarh, Kannauj, Fatehpur, Etah, Mainpuri, Sultanpur, Amethi, Bahraich and Dayalbagh.

While the revised masterplan of Dayalbagh will be applicable till 2021, in the other regulated areas and development authorities it will be applicable till 2031.

“Revision has to be made in masterplans of those towns which have already exhausted. To implement the new decisions of the government and take action against illegal activities, masterplans need to be revised,” said an official.

“Directions have been issued to complete the preparation of new masterplans and revision of the existing masterplans by the end of the current financial year,” said Arun Kumar Sinha, Principal Secretary, Housing and Urban Planning Department.

“In Lucknow, areas of some proposed high-tech townships have to be included in LDA’s development area. It will be made in the new masterplan,” Sinha said.
