Master plan on display at HMDA offfice

HYDERABAD: The revised master plan of the erstwhile Municipal Corporation of Hyderabad (MCH) along with land use zoning and development promotion regulations will be displayed at Hyderabad Metropolitan Development Authority ( HMDA), GHMC building, West Marredpally for public viewing from August 27 between 11 am and 4 pm on all working days.

These will be available till such time the master plan copies are printed and made available for public.

City gets revised master plan after 35 years

HYDERABAD: The state government on Tuesday gave its final nod to the revised master plan of erstwhile municipal corporation of Hyderabad area (HMDA core area) and notified zoning and development promotion regulations. The previous master plan was released 35 years ago.

Releasing the revised plan, the minister for municipal administration A Ramanarayan Reddy said the plan makes provisions for anticipated population of around 6 million by year 2031 with adequate reservation for future residential zones and related amenity areas. It proposes to strike a balance between the growth of population, physical and social infrastructure, conservation of heritage and ecology and rejuvenating the core city area.

"Under this revised plan, the city will have 10 new flyovers, 13 new bridges and 7 road-under-bridges," he said. He added that the HMDA has got clearance from the railways for the Rs 99 crore Kukatpally ROB and that it would be ready by March 2011. It also proposes to have transit oriented development (TOD) zone or growth corridor with 300 meters belt on either side from MRTS road. All plots abutting the MRTS road will have a common building line of 6 metres and the land will be allowed for multiple use as marked on the digitalised maps which will be placed on the website and will be accessible to all.

The minister said multiple use activities shall be allowed wherever APSRTC bus depots and bus stations are proposed subject to 5% of the total built up area or 10% of plot area handed over free of cost to GHMC for public facilities and utilities like parks, e-seva centres, fire stations, etc.

All new government buildings will be green buildings as per guidelines developed by HMDA and will have a one-foot high boundary wall and four-foot high railing on top. In notified heritage buildings and heritage precincts, it is necessary to obtain clearance from HMDA before undertaking certain kinds of development. Architectural and facade control regulations will be implemented by GHMC at Pathergatti and surrounding areas like Charminar to Puranapul via Laad Bazaar, Charminar to Faluknama, Begumbazar and MG Road area.

Reddy further said that for the land surrendered for road widening free of cost for formation of link roads, the land owner can opt for relaxation in set backs etc. It was also decided to construct an inter city bus terminus at Miyapur at a cost of Rs 100 crore. This terminus will accommodate 1000 buses. At present most of the buses run by private operators are parked on road causing traffic snarls. Similarly, Mangampalli truck terminal on Sagar high way and Batasingaram will also be constructed in the city out skirts. The fly over at Hi-Tec City will be commissioned by September 30, the minister added.

Master plan gets LSG Dept nod

KOCHI: In a boost to its agenda to give a new look to the city through better  suburban rail, water, roads and other facilities, the Kochi Corporation has received the approval for its master plan from the Local Self-Government Department.

The draft plan, incorporating the best available solutions, will take the city to the level of other popular cities in the country.

“The master plan will suggest proposals that will give an extra thrust to  the overall development of the city’s transport and infrastructure,” Deputy Mayor C K Manisankar said.

He said the master plan had got the nod from the Chief Town Planning  Office and would be presented before the council soon.

“The master plan will cover various transport and infrastructure development projects for the city. These suggestions were put forward by the various consultancies that conducted the studies,” he said.

Manisankar said the master plan had incorporated various means of transport, including bus, suburban rail, inland water transport, metro rail and short-distance mini buses, under the urban transportation development.

The infrastructure development projects include the construction of various rail over bridges (RoBs), flyovers and new roads. “The widening of the existing roads will also be included in the master plan,” the Deputy Mayor said.

The master plan will also focus on the finances and city investment plan, the improvement of basic services to the poor, and effective solid waste management. It will also cover areas that need special focus such as heritage and tourism, urban renewal and social amenities, environment, sewerage and water supply.

“Another objective of the master plan is to identify the growth trends and increase the mobility of the city by considering its various dimensions with an attempt to retain all its characteristics,” he added.
