DDA scheme: Over 1L forms sold

NEW DELHI: Over 70,000: That's the number of forms that were downloaded from the Delhi Development Authority (DDA) website over seven hours on Thursday as the land agency launched its housing scheme 2010. This doesn't include the number of forms that were sold through branches of the seven banks that have been identified for sale of forms by the DDA. Sources claimed the total figure would easily have crossed the 1.5 lakh mark by the end of the day — a substantial leap from the 80,000 forms that were sold on the first day in the DDA housing scheme 2008.

At stake are 16,000 flats all over the city . From one-room tenements in Jasola and Trilokpuri to furnished threebedroom flats in Vasant Kunj , DDA with this scheme has come out with one of the biggesthousing schemesin a long while. That the huge demand is anticipatedis apparentfrom the fact that DDA has sent around 2 lakh forms to each of the five main banks — SBI, Central Bank of India, HDFC, Axis andICICI—tocater tothe rush. Said a senior DDA official, ''We are anticipating that these many formswillholdout for a week. After that we will review the sale.''

On day one , sources said that 76,376 forms were downloaded from the DDA site, a dramatic increase from last year when only 15,000 forms had been downloaded . DDA officialsclaimedthelong lines at the designated banks were the reason why several applicants preferred to go online. '' Though the rush is less than what I had anticipated in the DDA office, it may have been a better idea to download the form ,'' said Subhash Aggarwal , who had to wait in queue for over an hour to purchase the form from the bank in the DDA office premises .

With the DDA insisting on the details of applicant's bank account to be attached to any financial transaction with the DDA — so that bogus applicants don't become eligible for flats like last time , the effect could be seen on Thursday . A large number of people standing in queue were clearly in family groups , with many clutching their passbooks . Interestingly , DDA's decision not to sell any forms itself — the sale of forms is only through the selected banks — meant that the office was strikingly empty even as the branches of Central Bank and SBI overflowed .

Almost 70% of the flats on sale are one-room or Janta flats , with largest concentration of suchflatsbeing in Rohini . Other areas where these and other one , two and threebedroom flats are available are Vasant Kunj , Motia Khan , Dwarka ,Jasola ,Narela andPitampura . The price of these flats range from Rs 6 lakh to Rs 1.12 crore . The one-room Janta flats are priced between Rs 3-6 lakh .

Also, if successful, they will have to take loan, if any, in their own name More than one person from a family can purchase the form but only one can buy a flat 16,000 Janta, LIG, MIG and HIG flats are on offer. Some flats are furnished (in Vasant Kunj) for which an extra amount will be charged One time maintenance fee, ranging from 12% to 15% of the construction cost, will be charged

18,000 forms sold on Day 1 of DDA scheme

New Delhi:  The Delhi Development Authority’s housing scheme 2010 kicked off on Thursday with the sale of application forms at various banks across the Capital. Despite forms being sold at banks in nearly every Delhi neighborhood, a lot of aspirants made their way to DDA’s headquarters Vikas Sadan at INA to buy the form priced at Rs 105.

The two banks at Vikas Sadan — the State Bank of India and the Central Bank of India — estimated that they sold a total of 18,000 forms by the close of operations on Day 1. The DDA is yet to receive official estimates, but senior officials in the Authority’s housing department are putting the total sale of forms, including those downloaded from the DDA website, at “nearly 1 lakh forms”.

The scheme will see the DDA allot 15,574 houses in the one-bedroom, two-bedroom, three-bedroom and expandable flats category through a draw of lots. In addition, the DDA will also allot 699 one-bedroom flats in the Janta category for the economically weaker sections. With over 16,000 houses up for grabs, this is the authority’s largest housing scheme in over two decades and is expected to draw nearly 10 lakh applicants.

On Day 1, the usual confusion prevailed among the hopefuls. Among DDA’s primary conditions for those applying for houses is a stipulation that anyone who already owns a DDA house in the Capital is ineligible for the draw and further risks losing his registration amount of Rs 1.5 lakh. Afroz Alam (45) was unaware of the fact. “I have never heard of this rule. Yes, I jointly own a DDA property with my wife, a one-bedroom flats in Inderlok, but it is now too small for my family of four and both my wife and I will apply in this scheme in the hope that we are allotted a larger space,” he said.

Meanwhile, banks are busy drafting policies for a short-term loan of Rs 1.5 lakh — the mandatory registration amount to be submitted along with the application forms. “Last time around we charged around Rs 5,000 for this loan, but this time the rate of interest has dropped and we will probably make this loan available at an interest of Rs 4,500 or so. It is still being finalised,” a senior official at the State Bank of India’s Vikas Sadan Branch explained. With over 10 lakh applications expected to be registered, the banks are certain that at least 70 per cent of the applicants will want a loan for the registration amount and they are eager to cater to this market.

NEW DELHI: The Delhi Development Authority's 2010 Housing Scheme offering nearly 16,000 flats in various localities in the Capital was launched on Thursday.

A large number of people visited the DDA headquarters at Vikas Sadan to purchase application forms from the Central Bank of India and the State Bank of India branches based there.

The forms are also available at most branches of IDBI Bank, Axis Bank, HDFC Bank and ICICI Bank in the city. The form is available for download from the DDA website.

Among the flats on offer are furnished flats at Vasant Kunj including 1,285 one-bedroom flats in the Rs.34-37 lakh price range, 546 two-bedroom flats costing between Rs.51 lakh and Rs. 96 lakh and 876 three-bedroom flats between Rs.1.1 crore and Rs.1.2 crore.

There are 2,311 three-bedroom flats on offer at Mukherjee Nagar, Motia Khan, Jasola Sector 9A, Dwarka Sector 18-B and Rohini Sector 29 costing between Rs.54 lakh and Rs. 81 lakh.

Only 51 two-bedroom flats are available at a price range of Rs.26-37 lakh. A total of 10,125 flats are available in the one-bedroom segment costing between Rs.10 lakh and Rs. 19 lakh of which 4,260 are located at Rohini Sector 28 and 29. There are 378 expandable flats between Rs.6 lakh and Rs.48 lakh and 666 Janata/one-room tenement flats priced between Rs.3 lakh and Rs.6 lakh.

Many people could be seen purchasing multiple sets of application booklets. A person can purchase up to 10 application forms at a time. One applicant, Anu Gupta, said she was hopeful of getting an allotment in the one or two-bedroom segments but disappointed that there were very few two-bedroom and expandable flats on offer.

Another person S. Raveendran said that while the price range for one-bedroom flats was quite suitable for him, he found their floor area insufficient for his requirements.
