Redevelopment scheme guidelines get DDA nod

In order to ensure that more dwelling units are built rather than larger ones under redevelopment schemes, the Delhi Development Authority (DDA) on Thursday passed a new proposal. It has been proposed that in residential premises, the number of dwelling units will also be increased in proportion to FAR.

In terms of guidelines for redevelopment schemes, it had been provided that for incentivising the redevelopment, an overall FAR of 50%, over and above the existing permissible FAR of individual plots, subject to maximum of 400, shall be permissible.

This higher FAR will not be permissible in redevelopment of Lutyens' Bungalow Zone, Civil Line Bungalow area and Monument Zones.

The Authority has now proposed that in case of residential premises, the number of dwelling units will increase in the same proportion as FAR. This was approved by the Authority,'' a DDA official said. Public suggestion and objections will be invited for this proposal now.

The DDA also approved a proposal to allow existing petrol pumps to use land adjacent to them to boost the CNG facility. Oil companies had told DDA that additional strips of land be given to them in exchange for a licence fee for setting up CNG facility.

With regard to guesthouses, it has been added that for guesthouses which were already in existence prior to February 2, 2007, the requirement of right of way as provided under a notification be relaxed below nine metres in special cases provided there is a clearance from the fire department.
