NMMC nod to flyover connecting Nerul east, west

NAVI MUMBAI: The new flyover project to connect Nerul east to west near the railway station recently got the civic body's nod.

A budget of Rs28.24 crore has been allocated for the civic project and tenders for the construction will be floated soon.

The flyover will connect sectors 21 and 28 between Nerul police station and Terna Institute on the Seawood end of railway station.

Residents have been demanding this flyover for a long time. This link will reduce the travelling time of the people from both sides in the node. Currently, the residents risk their lives by crossing the railway tracks to cut down on time.

"It's good news for the locals. If we want to cross from east to west, we have to take longer route via the Rajiv Gandhi flyover at the Juinagar end or use the Seawoods flyover at the CBD end. The distance between these two flyovers is 4km," said Rajesh Poojary, a local resident.

The general body of Navi Mumbai Municipal Corporation (NMMC) recently gave its nod to float tenders and issue work order.

"The whole process of floating tenders and issuing the work order will be around three months and the project has a deadline of 18 months after commencement. The technical details and blueprint are yet to be chalked out. This will solve the travelling woes of the people residing in this node," said an official.

The flyover will be used for light vehicles and have footpaths on both sides. Cars, auto-rickshaws, three-wheeler tempos and motorcycles will be allowed to ply on this flyover.

The Rajiv Gandhi and Seawoods flyovers will continue to be used by the heavy vehicles. "This will be the third flyover in Nerul ," said an officer.

As part of its initiative to initiate welfare programmes, the  Tripunithura Municipality on Sunday launched its prestigious Town Hall  project at Kannankulangara.

The official inauguration of the construction of the Town Hall building was  done by Excise Minister K Babu at function held here.

As per plan, the three-story building will come up at one-and-a-half acres  of land at Kannankulangara within two years.

In his inaugural speech, the Minister, who is also the local MLA, said he  wouls back every viable development projects undertaken in the constituency by providing aid from his MLA Fund or helping source money from the state government.

Babu also urged the municipal authorities to turn the building into a finest shopping mall.

Meanwhile, Tripunithura Municipality vice-chairperson Thilothama Suresh said as per the suggestion of the Minister, the ground floor and first  floor will be developed into a shopping mall. The second and third floor  will exclusively be saved for the Town Hall. “The municipality has plans to set up multiplex in the mall. The total cost of the project is `5 crore and as much as `2 crore has already been  sanctioned. The project will be developed as a decent source of income for the municipality,” Thilothama said.

The proposal also includes the cellar parking facility which can  accommodate over 100 hundred vehicles at a time. Though the project was introduced in 1988, it was stuck in its very initial stage. The company which was entrusted with the construction work dropped the project after constructing few pillars citing the lack of funds. Though the earlier municipal council tried to restart the project, the move was objected by the local auditors who sought details of the fund spent on the project.

“However, we have sorted out all issues. Through Excise Minister K Babu, we could procure the permission of the state government to relaunch the project. We have given the report to the state government that the-then municipal council and secretary were responsible for the fund invested on the project,” municipal authorities said.

Councillors Roopa Raju, Sasi Vellakkattu and Tripunithura Municipal secretary K T James were also present.

MUMBAI: The ambitious project of redeveloping Bhendi Bazar, a congested commercial and residential locality in the heart of the city, is expected to begin in the first quarter of 2014, the trust tasked with implementation of the project has said.

"The project, conceived in 2009, was stuck pending some clearances. But now we have received the approval from the government to start construction. We will commence work sometime between January and March next year," Saifee Bhurani Upliftment Trust (SBUT) Secretary Sheikh Abdeali Bhanpurawala told PTI.

The project had been awaiting clearances, especially under the 33(9) Development Control Regulation, which necessitates a developer to purchase 100 per cent property, without which they cannot carry out redevelopment.

Bhendi Bazar in South Mumbai spans across some 16.5 acres.

SBUT, which conceived the plan, has so far managed to purchase 85 per cent of the properties but is unable to get the remainder due to "unreasonable" demands of the landlords.

"However, considering the importance and magnitude of the project, the Maharashtra Government has allowed us to go ahead with construction," Bhanpurawala said.

The project will be developed in a phased manner and have nine clusters, with two-three towers in each cluster, Bhanpurawala said. "This project will create an urban living space with the most modern infrastructure and amenities."

He said unlike other redevelopment plans in the metropolis, this will have 80 per cent of the land for the project-affected/rehabilitation, and the rest will be available to be sold in open market.

"The project will house 17 buildings with 12 reserved for rehabilitating the existing tenants, while four buildings will be available for sale in open market. The remaining one building will be reserved for the state housing body Mhada."

About funding aspect, he said, "The trust will bear the cost. Besides, proceeds from the sale of apartments in the free-sale component will also be used to fund the project." The plan, impacting 3,200 families and 1,250 businesses, is likely to be completed within three years.
