Approved building plan must for registrations in state

The State government has decided not to register properties such as houses, flats and any other building structures if the owners fail to submit building plans approved by corporations, municipalities and other urban local bodies.

The State Government will soon amend the Registration Act. Chief Minister N Kiran Kumar Reddy gave the nod to the Andhra Pradesh Registration and Stamps Department to incorporate a clause on mandatory submission of building plans approved by the corporations, municipalities and other urban local bodies.

The Chief Minister, who held a meeting with various departments on the issue of coordination, was requested by the officials of the Greater Hyderabad Municipal Corporation (GHMC) to direct the Registration and Stamps Department not to register properties if owners failed to submit building plans.

The Chief Minister also directed the Discoms and the Hyderabad Metropolitan Water Supply and Sewerage Board (HMWS&SB) to implement GO 168, which prohibits power and water supply to unapproved plans and illegal layouts.

The government is also contemplating mortgage clause for individual residential constructions up to  200 sq. metres of plot size. Previously, it has exempted them from the 10 pc mortgage clause. It was found that a majority of illegal constructions have come up in less than 200 sq. metre plots.
