BDA final notification ready on new layout

BANGALORE: The State Government has cleared the decks for the final notification of the Nadaprabhu Kempe Gowda Layout, which the Bangalore Development Authority (BDA) proposes to develop in Bangalore West. An order issued by the Urban Development Department on Tuesday accorded approval for the layout and ordered the BDA to issue final notification under BDA Act 1976.

The BDA intends to acquire 4,043 acres and 27 guntas of land in eight villages in Kengeri hobli and four villages in Yeshwantpur hobli for the Nadaprabhu Kempe Gowda Layout where 54,800 residential sites would be developed at a cost of Rs. 2,408 crore.

The order makes provision for acquisition of land in Bheemanakuppe, Ramasagara, Sulikere, Kenchanapura, Ramasandra, Kommaghatta, Krishnasagara and Challaghatta in Kengeri hobli and Sheegehalli, Kannahalli, Kodigehalli and Manganahalli in Yeshwanthpur hobli.

While 45 per cent of the acquired land would be used for civic amenities, remaining 55 per cent of the developed land would be shared between the land owner and BDA in the ratio of 40:60.

According to this equation, the land owner will get an area of 9,583 square feet of developed land for every acre of land he cedes.

Besides, the land owner can opt for land and compensation in parts.

The Nadaprabhu Kempegowda Layout is the first among the five layouts that the BDA proposes to develop in the near future.
