BDA final notification ready on new layout

BANGALORE: The State Government has cleared the decks for the final notification of the Nadaprabhu Kempe Gowda Layout, which the Bangalore Development Authority (BDA) proposes to develop in Bangalore West. An order issued by the Urban Development Department on Tuesday accorded approval for the layout and ordered the BDA to issue final notification under BDA Act 1976.

The BDA intends to acquire 4,043 acres and 27 guntas of land in eight villages in Kengeri hobli and four villages in Yeshwantpur hobli for the Nadaprabhu Kempe Gowda Layout where 54,800 residential sites would be developed at a cost of Rs. 2,408 crore.

The order makes provision for acquisition of land in Bheemanakuppe, Ramasagara, Sulikere, Kenchanapura, Ramasandra, Kommaghatta, Krishnasagara and Challaghatta in Kengeri hobli and Sheegehalli, Kannahalli, Kodigehalli and Manganahalli in Yeshwanthpur hobli.

While 45 per cent of the acquired land would be used for civic amenities, remaining 55 per cent of the developed land would be shared between the land owner and BDA in the ratio of 40:60.

According to this equation, the land owner will get an area of 9,583 square feet of developed land for every acre of land he cedes.

Besides, the land owner can opt for land and compensation in parts.

The Nadaprabhu Kempegowda Layout is the first among the five layouts that the BDA proposes to develop in the near future.

Draft master plan: Time extended for suggestions


HYDERABAD: The Hyderabad Metropolitan Development Authority (HMDA) has extended the last date for receipt of objections and suggestions to the Draft Master Plan for core Greater Hyderabad Municipal Corporation area (erstwhile MCH area) up to March 18.

Objections and suggestions should be submitted in person or by post addressed to the Member (Urban Planner), HMDA, GHMC Complex, West Marredpally, Secunderabad, 500026 or by email to hmdahyd@hmda.gov.in or online through the HMDA website, www.hmda.gov.in.

The HMDA, in collaboration with GHMC, conducted a series of public consultations between January 23 and February 15 to elicit views of the residents of seven circles of erstwhile MCH area on the Draft Master Plan. More than 250 suggestions were received from legislators, corporators and citizens during the meetings. Similarly, more than 350 suggestions were received by the HMDA directly which are being scrutinised.

Panchkula: With the layout plan of the Pinjore-Kalka urban complex in its final stage, the Haryana Urban Development Authority (HUDA) is likely to launch the scheme after around three months.

Under the plan, 31 new sectors would be developed in the complex, which would be constructed over an area of 11,000 acres.

To come up as a modern township, the urban complex would have residential, institutional, IT, industrial and commercial sectors, and ring roads.

“The process of land acquisition is complete and the master plan is ready. Now, the final sector-wise layout plan is being made, which we expect to get ready in another month’s time,” a senior HUDA official said.

The Pinjore-Kalka urban complex project, also known as Panchkula Extension (I), was approved around three years ago, considering the increasing demand for urban housing in the region.

“The urban complex will bring development to the area and decongest Panchkula,” the official added. “The land acquired by HUDA includes agricultural, barren and other land around Pinjore and Kalka.”

In August last year, the urban complex project had run into troubled waters. Declaring the area falling within 5 km of the Bir Shikargarh wildlife sanctuary in Morni as an ‘eco-sensitive zone’, the Ministry of Environment and Forest had restricted all constructional and industrial activity in the area. Fifty per cent of the Pinjore-Kalka urban complex fell within this area.

“We filed objections to the (ministry’s) notification in this regard. And finally, we got clearance,” the HUDA official said.
