1,000 more 2BHK houses soon in 95 Assembly segments

HYDERABAD:  The state government has accorded permission for construction of 1,000 more houses in each of the 95 Assembly segments, other than Greater Hyderabad Municipal Corporation (GHMC) area, under 2BHK housing programme. Special chief secretary (Housing) Chitra Ramachandran issued orders to this effect on Saturday.

Already, the state government has accorded permission for 400 houses in each Assembly segment, other than GHMC area, in the past.

Later, chief minister K Chandrasekhar Rao announced sanction of additional 1,000 houses to each Assembly segment taking the total 2BHK houses in each Assembly segment to 1,400. Accordingly, orders were issued according permission to construct 1,000 additional houses in each segment.

The state government, in all, would construct 2.33 lakh houses under 2BHK programme. One lakh houses will come up in GHMC area and another 1.33 lakh houses with 1,400 houses in each Assembly segment, will be constructed  outside the GHMC area. The funds for 2BHK houses are available from PMAY (G) and Housing for All schemes of the Central government.

The entire programme in both rural and urban areas, other than GHMC, will be implemented in all the districts by the respecive district collectors. The officials concerned will release subsidy for these houses from budget provision of 2017-18 as and when the need arises.

VIJAYAWADA: VMC deputy commissioner (Revenue) G Subba Rao has said that 5 percent tax rebate will be given to those paying the annual property tax for the year 2017-18 in advance by the end of April. Residents can pay the taxes through the VMC official website www.ourvmc.org.

Subba Rao on Saturday conducted a review meeting with the officials to discuss the course of action to be followed in augmenting the revenue from residents who are adamant to pay the taxes on time.

Speaking on the occasion, he directed the officials to address the complaints lodged by the residents through mobile application, online and ‘PuraSeva’app.

Residents can pay the property tax in advance online at the three circle offices in the city. The payment details will be updated on the VMC official website, he said.

He also called upon the residents to clear the tax dues at the earliest along with 2 per cent fine in case they failed to do so, their tap and drainage connections will be snapped.

Will target land notified but later dropped during formation of Arkavathi and Nadaprabhu Kempegowda Layouts

A cash-strapped Bangalore Development Authority (BDA) is leaving no stone unturned in its quest to mobilise revenue. Betterment fee seems to be the latest buzzword among officials.

On Tuesday, the BDA board decided to levy a betterment fee on the land initially notified but later dropped during the formation of Arkavathi and Nadaprabhu Kempegowda Layouts. This is expected to yield over Rs. 3,500 crore.

The move comes even as the authority is moving fast to regularise over 3,000 acres of encroached BDA-notified land through which it hopes to mop up over Rs. 4,000 crore. Chief Minister Siddaramaiah had made an announcement in this regard in the run-up to the 2015 BBMP polls. Now, BDA has put up a note before the State cabinet. In this case, the betterment fee is yet to be fixed.

Betterment fee


The BDA has identified 2,262 acres dropped during formation of Arkavathi Layout. It has fixed a betterment fee of Rs. 336/sqft, which will yield Rs. 3,310.69 crore. This covers areas that were de-notified and dropped during the re-do scheme in July 2014; the issue is mired in controversy and legal disputes.

It has identified 610 acres dropped during the formation of Nadaprabhu Kempegowda Layout due to de-notification and legal disputes, for which a betterment fee of Rs. 73.65/sqft has been fixed. This is expected to yield Rs. 195.69 crore.

A senior land acquisition officer said that the betterment fee was fixed based on a formula devised by the BDA: it is a third of the hike in guidance value of the land from the value when it was initially notified. The land owners need to pay BDA the betterment fee when they seek a No Objection Certificate for conversion of land use or apply for a development plan. BDA will conduct an on-ground survey of these areas to identify parcels already developed and issue demand notices for betterment fee.
