Buildings sealed for violating plan

CHENNAI: The Chennai Metropolitan Development Authority (CMDA) on Tuesday sealed two properties in T Nagar and Nungambakkam for violating Section 56 and 57 of the Town and Country Planning Act, 1971. The owner of the building in T Nagar had got permission for a residential building with stilt floors plus two floors. However, he violated the plan and built a third floor part commercial space.

The owner of the building in Nungambakkam did not furnish approved plans and built ground floor plus two floors commercial building without authorisation.

CHENNAI: Continuing its crackdown against unauthorised buildings in the Chennai Metropolitan Area, the Chennai Metropolitan Development Authority on Tuesday locked and sealed two under-construction buildings in T Nagar and Nungambakkam.

The owner of the first building on Ramasamy Street near South Usman Road in T Nagar got permission in April 2009 for construction of stilt floor and two floors for residential use. However, he began construction of stilt, two floors and part of third floor for commercial use. Despite being given ample time to correct himself, the builder defied the rules, thus the sealing, sources said.

The second building sealed is on Valluvar Kottam High Road, Nungambakkam. Official sources said many builders get court orders suggesting that their buildings are ordinary buildings (ground + three floors) as per government orders pertaining to Metrowater and Tamil Nadu Electricity Board and don't require CMDA completion certificates for service connections.

The CMDA's development control rules say any residential building with more than ground plus two floors is treated as special buildings and require require completion certificate from CMDA. "Unless service connections are denied, violations of building rules will continue," said a government official.

CHENNAI: The Chennai Metropolitan Development Authority on Tuesday locked and sealed two buildings for violations.

According to a release, the owner of a building bearing old no. 2/23, new no.45/17, Ramasamy Street, T. Nagar, had obtained planning permission on April 17, 2009, from the Chennai Corporation for “construction of stilt floor plus two floors residential building with three dwelling units.” The owner had, however, constructed a three-floor commercial building. The deviated building involves violation of rules pertaining to FSI, usage conversion and setback.

The owner of another building, bearing old no.25, new no.34, Valluvar Kottam High Road, Nungambakkam, had not furnished the approved plan. The ongoing construction was totally unauthorised. The unauthorised building had violations pertaining to FSI, setback, and parking space.

The two properties were locked and sealed according to the provisions of Sections 56 and 57 of Town and Country Planning Act, 1971.
